Summary The Superintendent is responsible for the overall planning, coordination, execution, safety, quality, documentation, leadership, and successful delivery of assigned projects. The Superintendent serves as the primary field leader and is accountable for ensuring all work is performed in accordance with contract requirements, project schedules, CPI standards, and client expectations.

The Superintendent works closely with the Project Manager, General Foreman, Lead Setters, Lead Detailers, General Contractor, and project stakeholders to ensure projects are executed safely, efficiently, and on schedule.

Core Functions

Contract Documents & Scope Management Maintain a thorough understanding of all contract documents, including drawings, specifications, contracts, submittals, RFIs, shop drawings, schedules, and owner requirements. Ensure all work performed aligns with the contracted scope of work. Verify field activities comply with project plans, specifications, approved submittals, and current revisions. Identify scope gaps, conflicts, and discrepancies and communicate them to project management for resolution. Ensure field teams are working from the latest approved documents. Monitor project execution to ensure compliance with contractual obligations and project requirements.

Project Planning & Scheduling Develop and maintain the field execution plan from preconstruction through project completion. Build and manage the project schedule in coordination with the Project Manager and General Contractor. Ensure all field activities are planned and executed in alignment with project milestones and contractual schedule commitments. Provide weekly schedule updates to the General Contractor and project stakeholders. Continuously evaluate project progress and adjust sequencing, manpower, equipment, and resources as necessary to maintain schedule. Identify schedule risks early and develop mitigation or recovery plans. Maintain short-term and long-term planning strategies to support successful project execution. Maintain a rolling look-ahead schedule and communicate upcoming needs to field leadership and project management.

Preconstruction Planning Prior to project mobilization, the Superintendent shall: participate in project turnover and preconstruction meetings; review all contract documents and project requirements; develop site logistics and execution plans; coordinate project startup requirements; identify equipment requirements and scheduling needs; coordinate procurement of miscellaneous materials required for project execution; establish manpower forecasts and labor-loading plans; coordinate project sequencing with the Foreman and Project Manager; identify long-lead items and potential project constraints; and ensure all preconstruction activities are completed prior to mobilization.

Daily Planning & Field Execution Leadership Meet daily with the Foreman, Lead Setters, and Lead Detailers to review project priorities, production goals, manpower assignments, material needs, equipment requirements, and potential constraints. Ensure daily work activities align with the overall project schedule, milestone commitments, and weekly work plan. Work collaboratively with field leadership to develop and communicate clear daily execution plans for all crews. Review upcoming work areas and confirm labor, materials, equipment, access, and information are available to support planned production. Identify and remove obstacles that could impact productivity, quality, safety, or schedule performance. Coordinate work sequencing with the Foreman to maximize efficiency and maintain continuous workflow. Monitor daily production against planned goals and adjust manpower, resources, and priorities as necessary. Ensure Lead Setters and Lead Detailers understand project expectations, production targets, and installation priorities. Facilitate communication between field leadership and project management regarding schedule risks, resource needs, and execution challenges. Conduct regular field walks with the Foreman and crew leaders to verify work is progressing safely, efficiently, and in accordance with project requirements. Track commitments made during planning meetings and hold field leadership accountable for execution. Continuously evaluate upcoming work and maintain a rolling two-week to six-week look-ahead plan with the Foreman to ensure crews remain productive and prepared.

Weekly Planning & Coordination Lead weekly planning meetings with the Foreman, Lead Setters, and Lead Detailers. Review completed work, production performance, and schedule progress from the previous week. Develop detailed execution plans for upcoming work activities. Confirm manpower loading, equipment needs, material deliveries, and logistical requirements for upcoming phases. Identify potential schedule impacts and develop recovery or mitigation plans when necessary. Coordinate upcoming activities with the General Contractor and other trades to avoid conflicts and maintain workflow. Ensure weekly work plans support overall project milestones and contractual schedule commitments. Communicate weekly goals and expectations to field leadership and project stakeholders.

Manpower & Workforce Management Partner with the Foreman to determine manpower requirements throughout the project lifecycle. Develop labor forecasts that align with production goals and project schedule requirements. Evaluate productivity and adjust workforce levels as necessary. Coordinate labor allocation to support critical path activities and project milestones. Ensure crews have the resources, information, and support needed to perform efficiently. Participate in workforce planning, recruitment recommendations, and staffing decisions as needed. Promote accountability and performance throughout field leadership teams.

Sequencing & Work Execution Partner with the Foreman to develop and maintain project sequencing plans. Coordinate installation activities with Lead Setters and Lead Detailers. Ensure all work is executed according to approved plans and established production goals. Continuously evaluate workflow and identify opportunities to improve efficiency. Resolve field conflicts and operational challenges proactively. Coordinate work with other trades to maintain project flow and schedule commitments. Ensure field operations remain aligned with project milestones and client expectations.

Material Planning & Inventory Management Monitor material inventories and continuously evaluate upcoming material requirements. Work closely with the Foreman to ensure materials are available to support planned work activities and project schedule milestones. Forecast future material needs based on production rates, project sequencing, and schedule requirements. Coordinate procurement and delivery of materials to prevent shortages, delays, or disruptions to field operations. Identify potential material constraints early and develop mitigation plans to avoid impacts to productivity, schedule, and project commitments. Verify materials are received, stored, protected, and distributed in a manner that supports efficient workflow and installation sequencing. Maintain communication with project management, suppliers, and field leadership regarding material status, lead times, and upcoming requirements. Ensure material availability aligns with weekly work plans and schedule milestones to maintain uninterrupted production.

Equipment & Resource Management Identify equipment requirements necessary to support project operations. Coordinate equipment procurement, scheduling, and utilization. Ensure equipment is available when needed to maintain productivity. Monitor equipment performance and address operational issues promptly. Coordinate specialty equipment needs with project stakeholders. Verify operators, certifications, and inspections are current and compliant.

Safety Leadership Always promote and enforce CPI safety standards. Lead by example and foster a culture where safety is a core value. Ensure compliance with OSHA requirements, site-specific safety plans, and client expectations. Conduct regular safety inspections and field observations. Participate in daily pre-task planning and hazard assessments. Ensure corrective actions are implemented for identified safety concerns. Investigate incidents, near misses, and safety violations. Support continuous safety improvement through training and accountability. Maintain safe and organized work areas throughout the project.

Quality Control Uphold CPI quality standards throughout all phases of construction. Verify installations meet project specifications, tolerances, manufacturer requirements, and industry standards. Conduct regular quality inspections and field audits. Identify deficiencies and implement corrective actions promptly. Ensure completed work meets client expectations and contractual requirements. Coordinate inspections and quality verification activities. Maintain documentation supporting quality assurance efforts. Promote a culture of craftsmanship and continuous improvement.

Documentation, Reporting & Communication Complete and submit accurate daily reports documenting manpower, work completed, equipment utilized, material deliveries, safety observations, delays, constraints, and notable project activities. Capture and maintain daily progress photos documenting project status, completed work, site conditions, safety compliance, and potential issues. Organize and store project photos in accordance with CPI documentation standards. Provide weekly project updates to the Project Manager outlining schedule status, production performance, manpower trends, material status, safety observations, quality concerns, and upcoming needs. Participate in weekly coordination meetings with the Project Manager to review project health, schedule performance, manpower forecasts, procurement status, risk items, and recovery plans. Communicate field issues, scope changes, schedule impacts, and resource needs to the Project Manager in a timely manner. Maintain accurate records of field decisions, directives, inspections, and project correspondence. Ensure RFIs, field conflicts, and design issues are identified and communicated promptly. Track and document schedule progress against project milestones and production goals. Maintain transparency between field operations and project management through proactive communication.

Communication & Stakeholder Coordination Serve as CPI’s primary field representative. Maintain professional relationships with General Contractors, Owners, Architects, Engineers, Inspectors, Trade Partners, and CPI leadership. Provide accurate and timely communication regarding project progress, schedule status, safety performance, quality performance, resource requirements, risks, and recovery plans. Participate in project meetings and represent CPI professionally at all times.

Leadership Development & Mentorship Serve as a mentor to the Foreman, Lead Setters, Lead Detailers, and emerging field leaders. Provide coaching, guidance, and support to help field leaders develop technical, organizational, communication, and leadership skills. Promote a culture of accountability, professionalism, continuous learning, and personal growth. Identify strengths and development opportunities within field leadership and provide constructive feedback regularly. Conduct regular one-on-one discussions with the Foreman and key field leaders to review performance, challenges, and development goals. Support the career development of field personnel by creating opportunities for increased responsibility and leadership experience. Encourage proactive problem-solving and decision-making at all leadership levels. Lead by example through professionalism, work ethic, communication, integrity, and commitment to CPI values. Assist in identifying future leaders within the organization and help prepare them for advancement opportunities. Promote employee engagement, morale, and retention through positive leadership and consistent support.

Leadership, Culture & Accountability Establish and maintain a culture of professionalism, accountability, teamwork, and respect on every project. Promote ownership and accountability at all levels of field organization. Foster an environment where team members are encouraged to solve problems, communicate openly, and contribute to project success. Recognize and reinforce positive performance while addressing deficiencies promptly and constructively. Build strong working relationships between field crews, field leadership, project management, clients, and trade partners. Promote employee engagement, morale, retention, and team cohesion. Create a culture where safety, quality, planning, and continuous improvement are core values. Leave every project with a stronger team and stronger leaders than when the project began.

Project Closeout Ensure all contracted work is completed in accordance with project requirements. Coordinate punch list completion and closeout activities. Verify all documentation is complete and submitted. Support final inspections and turnover activities. Ensure project deliverables meet contractual obligations. Participate in project performance reviews and lessons learned meetings.

Superintendent Performance Expectations The Superintendent is expected to: lead all field operations; maintain alignment between contract requirements and field execution; build and maintain project schedules; lead daily and weekly planning efforts; partner effectively with the Foreman on manpower, sequencing, production, and execution; coordinate Lead Setters and Lead Detailers through structured planning and accountability; ensure manpower, materials, equipment, and information are available when needed; submit complete daily reports and maintain current progress photos; meet weekly with the Project Manager to review project performance and upcoming work; uphold CPI safety and quality standards; communicate proactively with project stakeholders; develop people, not just projects; build strong Foremen, Lead Setters, Lead Detailers, and future Superintendents; deliver projects safely, efficiently, with attention to detail, quality, and on schedule; create a culture of accountability, planning, teamwork, and continuous improvement; and leave every project with a stronger leadership team than when it started.
