Superintendent

Status: Full-Time (+/- 40 Hours/Workweek)

Purpose

Lead and Support Carpentry Plus, Inc. (CPI) build team in completing projects on schedule, within budget, and with quality workmanship by meeting the following Essential Responsibilities with safety, integrity, and diligence.

A superintendent works with the preconstruction team to assist in planning upcoming projects.  They put the overall build strategy together and assist in development of plan submittals for projects they will be overseeing. The superintendent then works with and through CPI Forman to coordinate onsite activities according to plans and to make necessary adjustments along the way.  Developing these Forman to think and act strategically and solve problems effectively is critical to the growth and success of Carpentry Plus and central purpose of the Superintendent.

Essential Responsibilities

• Know and actively model safe behavior and ensure team adherence to all internal and external safety standards. 
• Ensure effective coordination of active site-build activities including CPI Crew and any and all subcontractors, inspection activities, and vendors, to complete each project on time and on budget.
• Monitor work and materials to ensure Quality Control Plan is carried out and quality standards are met at each stage of the project.  
• Perform regular inspections of on-site performance to ensure CPI team performance is meeting safety and quality standards
• Coordinate with PM(s) and others within the CPI team during site build to ensure that project labor, equipment and material needs are met throughout the site build.  This includes negotiating tradeoffs between other active CPI projects. 
• Travel between multiple job sites and simultaneously manage work loads of individual projects
• Identify and resolve problems and conflicts, organizing meetings and cooperating with team members in various roles as necessary
• Perform constructability review of plans and specs in accordance with contract documents and in support of CPI’s QC Plan.
• Collaborate with PM in development and maintenance of project build schedule and project plans. 
• Study, understand, plans, specifications, and shop drawings, and scope delineation sheets to fully grasp and plan of CPI scope of work.
• Ensuring effective collection of necessary information from the jobsite. (ie.  employee timesheets, T&M sheets for approved CO work, etc.)
• Review all drawings, i.e. shop, architectural, structural, etc. When they are issued to the field and coordinate and maintain a current set at all times
• Ensure that site delivery schedules and vendor communications are managed effectively
• Understand project budgets and budget to actual progress reports and plan and adjust site activities accordingly.

Authority

Provides weekly and daily direction to CPI Foreman and Crew regarding projects under superintendent’s responsibility. 

Able to remove employees from jobsite and provide recommendation for suspension or termination to the CPI Executive Team. 

Prerequisites for the Position 

Qualifications

To perform this job successfully, an individual must be able to excel in each essential responsibility.  The requirements listed below are representative of the needed knowledge, skills, and/or abilities.  

Education and Certifications: High school graduate or equivalent. Certifications in first aid and/or forklift a plus. Good reading comprehension for technical documents, such as safety regulations, assembly and maintenance instructions and procedure manuals.

Minimum Experience: Minimum of 10 years experience in commercial construction. Hand/power tools, basic carpentry, and managing multiple priorities. Knowledge of construction budgeting best practices. Understanding of construction equipment, including safe operating practices and signs of maintenance issues. In-depth understanding of local, state and federal construction regulations. Ability to write reports and professional correspondence.
